<p>But what’s really putting the Sunshine Coast on the map lately, is the hype surrounding all of the infrastructure and development that is earmarked for the short and long term and what that will mean for the economy – and property prices.</p>
<p>From solar farms, a new international airport and new master-planned cities to building an innovative tech-hub CBD – the Sunshine Coast is confidently ticking all of the right boxes in terms of lifestyle and healthy economic progression.</p>
<p>This comes as the Sunshine Coast Council reveals information about the new multi-million dollar tourism attraction that is assigned for a large land holding along Steve Irwin Way, just 10 minutes from Caloundra.</p>
<p>SANAD Capital has lodged plans for an adventure and sports lifestyle park called ACTVE that will include the facilities to host major events and concerts plus flyboarding, bungee jumping and the country’s first ever human-powered monorail bike and multi-directional zipline.</p>
<p>With approval currently pending and construction scheduled for the first quarter of next year, the adventure park is expected to further drive tourism once it’s complete in November 2018.</p>
<p>Sunshine Coast local and long-term Property Consultant at Aqua View Apartments Michael Cook says developments like this are very exciting for locals and for those who’ve invested in the region, whether it’s business or property.</p>
<p>“These major infrastructure additions will give the Sunshine Coast an amazing mix of lifestyle, entertainment and landscape advantages all in a non-hectic relaxed location.</p>
<p>“People all over the world want action with no traffic jams and high-end shopping with manageable crowds and beaches. Our controlled town planning approach maintains our relaxed location and manages our population to avoid the explosion seen at the Gold Coast.”</p>
<p>Michael says the Coast now offers more for buyers who come to the region.</p>
<p>“Current market trends are different to ten years ago. Baby Boomers like access to relaxation, non-hassle shopping, close access to facilities, the beach, coffee and cake, places to spoil the grand kids &#8211; while also having access to the world’s best health facilities. If this were an exam, we’d be at the top of the class.”</p>
<p>When it comes to what buyers want, fellow Property Consultant Paul Ritchie agrees with Michael, adding that it’s often accessibility to facilities that lures buyers in.</p>
<p><strong>“</strong>The current buyer trend is downsizing empty nesters from the Coast’s larger houses into quality apartments in exceptional locations. These buyers are looking for good sized two- and three-bedroom apartments that are well located, within easy walking distance to CBD shopping, cafes, restaurants and beaches.”</p>

<p>Our site office is now gone and all that remains is the amazing ocean views which will be there forever! The ocean has been looking exceptional with the clear spring days we’ve been having and it won’t be long before our new residents will be enjoying each day waking up to an ocean view.</p>

With excavation and construction fully underway it’s easier for buyers to visualise the project. Not everyone has that foresight.</p>

				<content:encoded><![CDATA[<p>Downsizing can be seen as a huge, overwhelming task, however thousands of baby boomers are downsizing on a daily basis by selling up the large family home and securing a smaller, more manageable space in which they can lock up and go – go to see the world, that is!</p>
<p>At Aqua View Apartments we’ve made our future residents’ downsizing a total (sea) breeze. The trick is to downsize but not downgrade, there’s no need to compromise on luxury or quality when embracing downsizing for the first time.</p>
<p>Here are some of our tips to making the transition less overwhelming and less daunting:</p>
<p><strong>LET IT GO:</strong> One of the hardest things &#8211; and one that tends to overwhelm most people – is scaling down on the furniture and belongings. The best way to prioritise what you need and don’t need, is to assume for a minute you’ve had all of your belongings taken from you. In groups of ten, list the things you’d want back in order of priority. This will help place an importance on items and can help you cull what you don’t need in order to make the move. A lot of well-designed living spaces allow for good storage and (like Aqua View) secure underground facilities to store cars or belongings &#8211; so do your research and make sure your move is a smart one.</p>
<p><strong>STORE IT OR LOSE IT:</strong> Storage design has come a LONG way and there are plenty of nifty ways to cleverly store belongings so they are compact and tucked away. Go online or wander around stores such as Howard’s Storage World to get some clever storage ideas so you can say hello to downsizing, sooner.</p>
<p><strong>TIME IT RIGHT:</strong> When it comes to downsizing, take your time. Allowing yourself time to process a big downsize is often the key to handling it with ease. Giving yourself plenty of time to plan and slowly cull belongings over a period of months is often less overwhelming and somewhat therapeutic at the same time. Separate your belongings into separate piles including a charity section to pass on your bits and pieces to others who will cherish them.</p>
<p><strong>DON’T COMPROMISE:</strong> Always enjoyed an aspired and envied lifestyle? Well don’t compromise. Downsizing means reducing the size and un-used space, not packing up on quality and luxury. <li><strong>WATCH IT GROW:</strong> Obviously, when you buy off the plan, you’re buying something that’s not tangible at that particular time. So, the benefit is that you’ll get the property at a slightly reduced market price. With some developments taking between one and three years to complete, quite often by the time the property is ready and full payment is required, the market has moved and there is already capital growth in the property. This means the buyer has basically enjoyed a profit for not really doing much at all. In some cases, buyers will on-sell their apartment prior to construction completion and will pocket the profit without doing a thing.</li>
<li><strong>ADD YOUR OWN FLAIR</strong>: One of the certain perks of buying off the plan, means you get a say in the colour scheme and some of the fittings and fixtures. This means you have the ability to customise the apartment so it looks exactly how you want it.</li>

<p>Aqua View Apartments’ developers Stella Sun and Alex Yuan’s clever decision to develop the prime parcel of ocean view land on Canberra Terrace at Kings Beach might just be to the advantage of smart Aqua View buyers who look to gain from some good capital growth.</p>
<p>According to property analyst Michael Matusik, the price gap between Sydney and Melbourne is at a 13-year high, with property prices in our local capital city of Brisbane 50 per cent more affordable than Sydney, and 33 per cent cheaper than Melbourne.</p>
<p>These are the same type of characteristics that primed the Sunshine Coast for the property surge which happened at the turn of the noughties, when southern buyers ventured north to get better priced property.</p>
<p>This combined with billions of dollars of development and infrastructure taking place on the Coast in the next five to 10 years, means those with local property look to reap more than just a great lifestyle in return as prices look to climb.</p>
<p>Caloundra residents and investors will benefit from the nearby $1.8 billion Kawana Hospital development which is scheduled to open early 2017 and bring big dollars to the Coast. There’s also a $400 million active sports water theme park to be built near Steve Irwin Way, just 20 minutes down the road from Kings Beach.</p>
<p>This coupled with the 2300-plus hectare Caloundra South development, which will be part of a $5 billion, 30-year project, will inject millions of dollars in to the region, not to mention a demand for property especially those with ocean views and easy access to the beach.</p>
<p>In fact, Aqua View Apartments’ marketing agent Paul Ritchie has already noticed a spike in demand and inquiry, especially since the ocean-view site began excavation work a few weeks ago. He says the remaining off-the-plan apartments won’t last long.</p>

<p>“We’ve had a real upswing in inquiry over the last month especially, with another two or three apartments at Aqua View going under contract. With the machinery on site and the basement excavations fully underway, people have realised they need to be quick if they want to secure their piece of ocean-view living before they are all gone,” he says.</p>
<p>“It won’t be long and they will all be gone and people will have missed out. Smart buyers know that opportunities like this &#8211; to snap up luxurious, beachside living in a prime, central location like this here at Kings Beach &#8211; don’t come along very often.”</p>
